The Second quarter of 2008 stats are in!

 

In total there were ninety three single family homes sold during the second quarter of 2008. In comparison to the second quarter of 2007, this number reflects an approximate 25% drop in quantity of homes sold, while comparing the totals from the first quarter of 2008, we are up approximately 29% in total homes sold. The average days on the market (DOM) is down slightly from the second quarter comparison of 2007 to eighty five days versus eighty seven days. The average price for the second quarter of 2008 totaled $259,880, while the average in the second quarter of 2007 had an average selling price of $284,868. The median selling price for 2008’s second quarter-down just over 12% from 2007’s median of $255,000. Since the peak experienced in Paradise in the fourth quarter of 2005, the Paradise market has declined a total of 23%.
