The First quarter of 2008 stats are in!

 

In total there were thirty nine single family homes sold during the first quarter of 2008. In comparison to the first quarter of 2007, this number reflects an approximate 23% drop in quantity of homes sold, while comparing the totals from the last quarter of 2007-it is exactly the same quantity. The average days on the market (DOM) is up slightly from the first quarter comparison of 2007 to one hundred one days versus ninety four days. The average price for the first quarter of 2008 totaled $218,342, while the average in the first quarter of 2007 had an average selling price of $239,637. The median selling price for 2008’s first quarter-down approximately 7% from 2007’s to $208,500. Since the peak experienced in Oroville in the third quarter of 2005, the market has declined approximately 18%.
