The Second quarter of 2008 stats are in!

 

In total there were two hundred seventeen single family homes sold during the second quarter of 2008. In comparison to the second quarter of 2007, this number reflects an approximate 15% drop in quantity of homes sold, while comparing the totals from the first quarter of 2008, we are up approximately 42% in total homes sold. The average days on the market (DOM) is down slightly from the second quarter comparison of 2007 to sixty days versus seventy six days. The average price for the second quarter of 2008 totaled $327,418, while the average in the second quarter of 2007 had an average selling price of $357,045. The median selling price for 2008’s second quarter-down just over 14% from 2007’s-is $287,000. Since the peak experienced in Chico in the second quarter of 2006, our market has declined a total of about 16.8% when looking at the median single family home price.
