The Fourth quarter of 2008 stats are in!

 

During the fourth quarter of 2008-there were a total of one hundred sixty nine single family residences sold in the six urban areas of Chico-the same number of homes closed from the fourth quarter of 2007. The median home price for the fourth quarter dipped to $269,000-down from the third quarter's median price of $275,000 or approximately 2%. From the peak of the Chico Real Estate Market in the second quarter of 2006-our market has experienced an approximate 22% decrease in the median sold home price looking at the per quarter numbers. Year over year totals however reflect a drop in the median home price of approximately 15%-going from a median year end figure of $335,000 for the peak year of 2006 to the 2008 year end median price of $282,750. At the current rate of absorption, the Chico Real Estate market has just under five and an half months supply of homes.
